Glenshire Civic Association Summary of
Deed Restrictions from Recorded Document V558p3-8
and amendments dated May 2002
Glenshire is a Deed Restricted community.  These Covenants and restrictions have been established to protect the value and desirability
of each lot and the neighborhood as a whole.  The following points are summarized from the
Declarations of Covenants, Easements,
Restrictions, etc. Recorded Document V 558, p3-8, 29 January 1987 and amendments September 2002.
 Only the Recorded Document shall be
binding in matters of dispute.

Each Lot Owner received a copy of the recorded document attached to the title work at the closing from the developer, builder, Realtor or
Title Company.  If you do not have this document, the Secretary of the Glenshire Civic Association may provide a replacement copy.

Commercial Activity:  No trade or commercial activity shall be conducted upon any Lot nor shall anything be done thereon which may
become an annoyance or nuisance to any of the owners of any of said Lots in the Subdivision.

Property Maintenance:  Unsightly objects shall not be allowed to be placed or suffered to remain on Glenshire Lots.  Wooded lots or
partially wooded Lots may be left in a natural condition provided they are cleaned of debris or other Unsightly growth once annually.  
Underbrush shall not be permitted within three feet of a lawn area on adjacent or abutting Lots.

Temporary Structures:  Temporary buildings, trailers, garages, or storage structures shall not be placed upon the lot for storage.

Animals:  Animals, birds, insects, livestock, or poultry of any kind shall not be raised, bred or kept on any Lot except dogs, cats, or other
household pets which are kept for domestic purposes only, and are not kept, bred or maintained for any commercial purpose.  No more
than two dogs or cats may be kept on any Lot except those less than 3 months old.

Waste Disposal:  Lots shall not be sued as a dumping ground for rubbish or unused or excessive building materials.   All equipment for
storage or disposal properties.
storage or disposal of such material shall be kept in a clean and sanitary condition and removed from view from the street and abutting
properties.

Clothes Lines:  Clothes lines are not permitted outside.  No clothing or other household fabrics shall be hung in the open on any Lot.

Vehicles:  Automobiles or motor driven vehicles not in use shall not be left upon any Lot for a period longer than thirty (30) days in a
condition wherein it is not able to be operated upon the public highway.
No Trailer, boat camper or other recreational vehicles, commercial vehicles or utility vehicles and equipment, including mowers tractors
and other lawn or garden equipment, shall be parked or stored on any Lot unless it is in a garage or other vehicle and/or equipment
enclosure out of view from the street and abutting properties; provided, however, that nothing herein shall prohibit the occasional
nonrecurring temporary parking of such trailer, boat, camper, recreational vehicle or commercial vehicle on the premises for a period not
to exceed seventy-two hours in any period of thirty (30) days.

Hobbies:  Outside hobbies or activities that detract from aesthetic character of the subdivision shall not be permitted.  This restriction
refers specifically but not exclusively to such activities as automobile, bicycle, moped, motorboat and sailboat repair.

Signs:  Signs are not permitted except temporary Real Estate signs as described in the recorded document.  In addition, information signs
announcing Glenshire Civic Association meetings will be permitted at the entrances.  Temporary signs are limited to three (3) in number on
a Lot at one time.  Special Occasion signs are permitted for 48 hours or less.  Political signs shall not appear more than 30 days prior to an
election.  Permanently installed signs are prohibited.  No sign shall exceed 12 square feet.  Permanent signs are prohibited except as
approved by government authority.

Antennas:  Antennas shall not be permitted on the exterior of the house or on the Lot.  No tower of any kind shall be erected, placed or
maintained on any Lot in the Subdivision.  Satellite dishes, not exceeding 1 meter (39") diameter will be allowed but site plans must be
approved by the Architectural Review Board.  Satellite dishes are to be kept from view from the street, neighbor's and Glenshire common
areas.

Mailboxes:  Replacement postal boxes must be approved by the committee if a change from the current unit is proposed.  Mailboxes are
to be a "house" type of wood components, on a break away wood post, all stained to complement the dwelling.

Fencing Lots:  No chain link, cyclone, snow, metal wire, chicken wire or other similar type metal fencing shall be constructed or installed
on any Lot.

Easements:  Walkways exist in common areas throughout the subdivision.  These walkways are constructed solely for foot and bicycle
traffic and are not intended to be driven upon by any motorized vehicle except for occasional maintenance.
Easements at lots adjoining entrance ways and with perimeter fencing must be kept accessible for the maintaining and repairing the
entrance way facilities and fences.  Lot owners, by acceptance of a deed to such Lot, agrees to be bound by thee conditions.
Site lines at intersections shall be kept clear of obstruction and otherwise maintained as described in the recorded document.

By accepting the deed, the Lot owner accepts the restrictions as recorded.  The Glenshire Civic Association has all "Declarant"
responsibilities as set forth in the deed restrictions for Lots that have become occupied.
