Glenshire Architectural
Review Process


The Architectural Review Committee oversees proposed changes to properties in Glenshire. Contact the
Chairperson or committee member for information prior to commencing your plans for building .
Property alterations: After the initial house plan is approved, no other structure shall be
constructed, erected, placed or permitted to remain without the written consent of the Architectural
Review and Deed Restriction Committee (hereafter referred to as "the committee") of the Glenshire Civic
Association Inc. Modifications to the original property including renovation and replacement of worn
materials will be made of natural materials. New construction materials are subject to the approval of the
committee for suitability with the structure and community.
Any alterations to the original construction shall be submitted to the committee. Each Lot Owner shall
submit a complete building and site plan with specifications for the intended building and/or Lot
improvement setting forth the general alterations including the color and texture of the building materials,
the type and character of any windows, doors, and exterior light fixtures. The site plan should include the
existing structure with driveway, walkways and setback lines marked. The alteration should conform to
the original structure, topography, grading and drainage plan. The committee will notify any homeowner
contiguous to the proposed alteration. The contiguous homeowners have seven (7) days from notification
to respond in writing with any objections and suggested changes to the submitted plan. Objections will be
discussed with the Lot Owner. The Lot Owner may revise and resubmit the plans and specifications. The
committee will approve in writing within seven (7) days of receipt of the agreed upon revised plans.
Absence response from the contiguous homeowners, the committee will approve in writing within
twenty-one (21) days, the plans as submitted. All local building codes, setback lines and easements shall
be considered before final approval. Violet Township building permits and zoning approval are the
homeowner responsibility.
The intent of this procedure is to review the effect of the proposed alteration upon neighboring
properties and maintain the overall integrity of the neighborhood.
The Lot Owner agrees that construction or other site work which would alter the lot from its present state
shall not commence until the plans and specifications have been approved in writing by the committee.
No structure, planting or other material shall be placed or permitted to remain within any drainage
easement which may damage or interfere with the installation and the direction of the flow of the drainage
channels or water over the said areas. Grading or other improvements shall not be allowed if such
alterations would adversely effect existing dwellings and landscaping or if it would interfere with existing
swales, flood way, or other drainage configurations.
Perimeter fencing shall not be metal. Plans and specifications for any fencing shall be submitted to the
committee for approval. Fences, ornamental railings or landscape walls at the front of buildings shall not
exceed three (3) feet in height. Other fences shall not exceed more than 6 feet in height from the natural
grade.
