Glenshire Civic Association Summary of
Deed Restrictions from Recorded Document V558p3-8 and Amendments Dated May 2002
Glendshire is a deed restricted community. These covenants and restrictions have been established to protect the value and desirability of each lot
and the neighborhood as a whole. The following points are summarized from the Declarations of Covenants, Easements, restrictions, etc.
Recorded Document V 558, p3-8, 29 January 1987 and amendments September 2002. Only the Recorded Document shall be binding in matters
of dispute.
Each Lot Owner received a copy of the recorded document attached to the titlle work at the closing from the developer, builder, realtor or Title
Company. If you do not have this document, the Secretary of the Glenshire Civic Association may provide a replacement copy.
RESTRICTED ACTIVITY:
Commerical Activity: No Trade or commerical
Property Maintenance: Unsightly objects shall not be allowed to be placed or suffer to remain on Glenshire lots.
Temporary Structures: Temporary buildings, trailers, garages, or storeage structures shall be allowed.
Animals: No more than two dogs or two cats may be kept on any lot except those less than 3 months old. (Domestic
purposes only.)
Waste Disposal: All equipment for the storage or disposal of such material shall be kept in a clean and sanitary
condition and removed from view from the street and abutting properties.
Clothes Lines: Clothes lines are not permitted outside. No clothing or other household fabrics shall be hung in the
open on any lot.
Vehicles: Automobiles or motor driven vehicles not in use shall not be left upon any Lot for a period longer than
thirty (30) days in a condition wherein it is not able to be operated upon the public highway.
Hobbies: Outside hobbies or activities that detract from the aesthetic character of the subdivision shall not be
permitted.
Signs: Signs are not permitted except temporary Real Estate signs as described in the recorded document. Temporary
signs are limited to three (3) in number at one time. No sign shall exceed 12 square feet.
Antennas: Antennas shall not be permitted on the exterior of the house or Lot. Satellite dishes, not exceeding 1
meter (39") will be allowed, but site plans must be approved by the Architectural Review Committee.
Rules for the Operation of the Glenshire Civic Association - Deed Restriction and Architectural Review Committee
Whereas the Glenshire Civic Association was established in part for the purpose of enforcing the deed restrictions in the Glenshire sub-division and
whereas the Executive Committee of the Glenshire Civic Association, Inc. seeks to carry out these responsibilities in the most expeditious and least
contentious manner possible, the Executive Committee hereby adopts the following rules for the operation of the Deed Restrictions Committee.
1.) All complaints concerning violations of deed restrictions in the Glenshire sub-division shall be made in writing to the Chairman of the Deed
Restrictions Committee.
2.) The Chairman will investigate an alleged violation of the deed restrictions when one homeowner in Glenshire complains of such an occurrence.
3.) If the Chairman finds a violation, he/she will confer with the Deed Restrictions Committee. A written record will be created.
4.) After assuring herself/himself of the basis or the complain(s) with the Deed Restrictions Committee, the Chairman will personally contact the
homeowner who is allegedly violating the deed restrictions and request that the alleged violation be stopped.
5.) If the violation continues beyond 48 hours, the Chairman will send a certified letter/return requested to the violator with a copy to the
Executive Committee.
6.) If after this letter is sent, the violation continues for seven (7) business days, the Executive Committee or its attorney will send a second
certified letter to the homeowner violating the deed restriction demanding the violation be stopped.
7.) If the homeowner does not respond favorably to this second certified letter or continues to violate the deed restrictions, the Executive
Committee will, at its discretion, file a lawsuit to enforce the deed restriction in question.
8.) These procedures in no way preclude a homeowner from taking legal action against another homeowner for any violation of the dee
restrictions.
9.) These rules are internal rules of the Deed Restrictions Committee of the Glenshire Civic Association, Inc. The Committee desires that these
rules are used as guidelines to follow. The failure to adhere to any or all of them is of no legal consequence and the adoption, repeal,
adherence or non-adherence to any or all of them will not affect the validity of the enforceability of any deed restriction.
10.) It is specifically not the purpose of the Glenshire Civic Association, Inc. to involve itself in disputes between neighbors or to start a dispute
with a particular homeowner. The Executive Committee will attempt and hereby instructs the Deed Restrictions Committee to attempt to
resolve all deed restriction matters amicably, with the least possible rancor and by the most mutually agreeable method.
